Property Acquisition

International property for principals
and families
, acquired through the
right structure.

The jurisdiction, the entity, the tax treatment, and the
transaction itself, coordinated by one firm from brief to keys.
By introduction. In confidence.

The property is the easy part. The route you buy it through decides the tax on entry, the financing, and whether your heirs inherit an asset or a problem.

We design the ownership route with counsel, coordinate the
search or diligence the property you found, arrange the
financing where wanted, and run the transaction to completion.

The mandate suits principals and families buying residences,
investment property, or legacy assets across borders, where
the structure matters as much as the address.

The purchase takes several forms.

The residence abroad

The home in the second country, bought through the route that suits the family, the stay, and the estate.

The investment property

Income and appreciation, held in the structure that keeps both efficient across borders.

The portfolio acquisition

Several assets, one architecture. Bought together, structured once.

The legacy asset

The estate, the vineyard, the building with the family's name on it. Bought for the next generation as much as this one.

The purchase inside a wider move

Property acquired as part of a redomicile, sequenced with the relocation rather than colliding with it.

The process.

Six phases from brief to keys.

Most acquisitions run three to six months once the property is found; the structure is designed in parallel, never after.

I

Screening

The conversation first, under NDA if you prefer. The market, the brief, who will own it, and what the property must do: home, income, legacy, or all three.

II

The route

The ownership options laid out with counsel: direct, company, holding structure, or trust arrangement, each priced for entry, holding, and exit. Options presented on facts; nothing on this page is tax advice.

III

The search & selection

Buying agents coordinated in the market, or the property you found brought into the process. Either way, the price is tested against evidence, not enthusiasm.

IV

The diligence

Title, planning, condition, and the questions foreign buyers do not know to ask locally. What you are buying, established before you are committed to buying it.

V

The structure, executed

The entities formed, the financing arranged where wanted, the funds flowed correctly across borders, compliance and reporting handled in both directions.

VI

Completion & the holding architecture

Keys, and then the part most buyers skip: the ownership documented, the obligations calendared, and the asset handed into your structure properly.

The structure question answered after the offer is a structure question answered under deadline, at deadline prices. It is the first question in this mandate, not the last.

The route decides.

The same property, owned three layers deep, and why each layer exists.

You, or the family

the beneficial owner, documented

estate & succession live here

The property entity

The property

the address everyone sees

Not every purchase needs every layer.
Knowing which ones yours needs is the mandate.

The chain reads top to bottom, but the consequences read bottom to top: the address everyone sees, the entity the bank lends to, the layer the exit is sold through, and the level where the estate is actually decided.

Why Buyers Engage Us

The route, first

Ownership designed with counsel before the offer, so the structure is a choice rather than a deadline casualty.

The market, coordinated

Buying agents, valuers, notaries, and local counsel, briefed and held to timetable by one firm.

Foreign-buyer diligence

Title, planning, condition, and the local questions foreign buyers do not know to ask. Established before commitment, not after.

The financing, arranged

Cross-border lending where wanted, structured to the entity rather than forced through the person.

Cross-border, natively

Buyer in one jurisdiction, property in a second, structure in a third. The firm's ordinary weather.

The estate, considered

What your heirs inherit is decided at purchase, not at probate. The route is chosen with that day in mind.

The routes, compared.

Consequences, not numbers.

Every jurisdiction prices these differently, and the route phase runs
the live figures with counsel for the market you are buying in.

What we act on.

The firm acts on cross-border property acquisitions where the structure matters:

Residences, investment assets, portfolios, and legacy purchases, typically for principals and families with multi-jurisdictional estates.

We coordinate counsel and agents; we do not sell property, and nothing on this page is tax or legal advice.

Terms are set out plainly in the Engagement Agreement before any work begins.

Asked before most mandates.

Own name or structure?

It depends on the market, the stay, the financing, and the estate, in that order of surprise. The route phase answers it on facts before the offer, which is the only time the answer is free.

Can you find the property too?

Yes, through buying agents we coordinate in the market, briefed to your criteria and held to evidence. Or bring us the one you found, and we run everything from diligence onward.

Cash or finance?

Finance is often worth arranging even when cash is available: it disciplines the price, and in some structures it earns its keep. The route phase prices both honestly.

What does diligence cover abroad?

Title, planning, condition, and the local traps: heritage listings, tenancy rules, coastal setbacks, community obligations. The questions locals know and foreign buyers discover.

What happens when I die?

Whatever the structure decided at purchase. Local succession rules can override foreign wills on directly held property; the route exists so your estate is settled where your family planned it. Establish this with counsel; it is the most expensive afterthought in cross-border property.

What does it cost?

The commercial terms are set out plainly in the Engagement Agreement before any work begins, sized to the purchase and the structure. There are no surprises in our paperwork. The diligence exists so there are none in the property either.

No public references.

The firm does not name clients, counterparties, or terms.

Not in marketing, not in conversation, not after the fact. The
families best placed to vouch for the work are the reason we will
not ask them to. If discretion matters about what you own, it should
matter to the firm that structures it.

Adjacent to this mandate.

Buy the property.
Keep the asset.

Every mandate begins with a conversation. Outline the market and the brief in confidence. If we are the right firm for it, we will show you the route before you see a single listing. If we are not, we will say that too. Request an Introduction, in confidence. No obligation. An NDA is available before any detail is shared.
